PREPARING THE PROPERTY FOR SALE OR AUCTION Recommendations are made to the prospective client about how to prepare a property for the broadest appeal to the widest audience. Discussion include: financing alternatives for the prospective buying public, legalities of title, property description and other pertinent issues that affect the salability of the property. Once an accepted listing agreement has been signed and the agreed upon advertising budget, a preliminary title report will be ordered indicating the property has no title problems and can be sold in a timely manner. Also, discussion regarding boundary issues, if any, can be resolved prior to marketing. For the auction, it normally takes three to six weeks to plan, advertise and conduct an auction after the preliminary work by our team has been completed.
PROMOTION In a comprehensive marketing campaign to locate toe right buyer, a marketing program is individually tailored. A blend of targeted advertising, publicity, telemarketing, direct solicitation, on-site property signage, World Wide Web Exposure through a minimum of 5 unique web sites, and direct mailing are all considered in strategizing the appropriate marketing campaign for your property. Also included in the promotion is the analysis of our proprietary database of prospects and investors, utilized to find the right buyer.
THE AUCTION Preplanning ensures that the auction conveys a "sales friendly" atmosphere to those attending. Announcements are made regarding terms, conditions and emphasis is made concerning the fact that the property sells in its AS IS CONDITION. After the auction, the higher bidder deposits earnest money, signs the sales contract and is given a copy of the preliminary title report to speed up the closing process. Nothing is left to chance.
